Are you Relocating to the Upper Sequatchie River Valley…..
Dear Friend,
The Upper Sequatchie River Valley is one of the most beautiful areas in Tennessee. That is why I chose to make it my home. However, relocating to another state can be an overwhelming task sometimes. I know this first hand, I bought my house without ever having stepped foot in it. I lived 10 hours away in Virginia and had to trust a realtor I did not know to make me aware of anything that may become an issue. Buying a home and only having limited time to view the home, or not being able to view it in person at all can leave us open to missing things that we may have discovered had we had more time. Trusting a family member, friend or realtor to view the property and make judgements on our behalf can sometimes leave us with issues to deal with down the road. Don’t be distracted by the beautiful view, the rambling stream flowing on the property or the beautiful mountainside and forget to look at the home and how it will fit the needs of you and your family. The online listing pictures and the eyes of your friends, family or realtor may not show or see everything.
This is where Top Dawg Home Inspection LLC comes in. I can be your eyes and ears on the ground. I will fully inspect the property and the home without bias or distraction. I will evaluate the Structure, Electrical, Plumbing, HVAC and all of the important areas of the home, right down to the need to paint the exterior trim or the need to install gutters. I will point out the puckers and wrinkles in the carpet, the hidden raised area under the vinyl floor, the small chips in the edge of the kitchen counter and so much more. Sometimes purchasing that home with the beautiful view limits our vision. We don’t see that along with the beautiful mountainside can come grading and drainage issues around the home. The land can be sloped toward the home, directing rain and run off around the foundation causing moisture problems in basements and crawlspaces. When purchasing a home from another state you need someone you can trust to fully inspect the property. Someone who understands the special circumstances surrounding an out of state purchase and the complications it can cause.
Trust me to provide you with a detailed inspection report outlining any and all issues with the home and property. My report will contain details and pictures to not only tell you about the issues uncovered, but to show them to you as well. If I discover major issues I will call you while onsite to tell you about those issues and discuss them in depth. We can even video call so I can show you things in real time. Then when you receive my report (which is always delivered the same day as I complete the inspection) you will have a better understanding of what you are reading and seeing in the report. I am always available before, during and after the inspection for any questions or concerns you may have.
